It is always better to verify the documents. This step is important because many a times, the land that is put up for sale may not hold any approval certificate for building construction or sometimes the land parcel may be caught up in legal disputes. So to avoid such issues, checking each and every document is a must. However, many buyers are not aware of the paperwork that involves in this buying/selling process so, it is better to consult with a lawyer for cross checking the documents before you make a final call.

Also, when Investment in land parcel, you need to consider certain things. At first, you need to know the legal aspects when planning to invest on land. However, the land is of two types, one is Agricultural land and the other is Non-agricultural land. Any kind of development is restricted on the agricultural land and so if you are buying an agricultural land, you need to obtain clearance certificate from the local authorities to transform the land into non-agricultural so that you can proceed with the development.
