JM Financial Asset Management Company (AMC) is expanding its Alternative Investment Fund (AIF) platform with the launch of Rs 1,000 crore early-stage real estate fund. The move aims to address the financing gap in the real estate sector, especially for developers constrained by regulatory limits on traditional lending.
The fund will focus on providing debt capital to established developers in metro cities, supporting land acquisition, approval costs, and other critical project requirements. The company expects the first close to reach around Rs 500 crore, with strong interest already coming from institutional investors, high-net-worth individuals, and family offices.
Amitabh Mohanty, MD and CEO of JM Financial AMC, said, “Our goal is to create a comprehensive AIF ecosystem that supports India’s next phase of enterprise growth. We are focusing on thematic, real asset-backed, and non-traditional investment opportunities”. The AIF platform will offer specialized capital pools across credit, real estate, and pre-IPO opportunities.

Leveraging over a decade of experience in real estate credit, JM Financial AMC’s early-stage fund is designed to provide flexible financing where traditional lenders often cannot. In addition to the real estate fund, the company has filed applications with SEBI for its maiden pre-IPO fund and a follow-on performing credit fund, with the pre-IPO fund targeting companies with an 18 month horizon to IPO.
JM Financial AMC emphasized that alternative investments will remain a priority. The firm is investing heavily in specialist teams, risk management, due diligence, and investor experience. With growing investor participation and demand for flexible capital, the expanded AIF platform is set to play a key role in supporting India’s next decade of growth.
