Godrej Properties Expands Bengaluru Township with New Land Acquisition

Godrej Properties has acquired an additional 3.8-acre land parcel in South Bengaluru, adding significant scale to its upcoming township project on Sarjapur Road. The deal unlocks an extra Rs 2,400 crore in revenue potential and expands the developable area by about 2 million sq. ft., the company said in a regulatory filing.

With this latest acquisition, the total project area now covers roughly 30 acres. Godrej Properties plans to build a premium residential township with an estimated overall revenue potential of Rs 3,500 crore and nearly 3 million sq. ft. of development. In October, the company had purchased a 26-acre plot in the same location for a project expected to generate Rs 1,100 crore.

The increased development potential is driven by higher FSI approvals across the combined land parcel, allowing the entire 30-acre space to be master planned as an integrated township. The company aims to create a well-designed community with open spaces, lifestyle amenities, and a range of housing options focused on sustainability, wellness, and modern living.

The acquisition strengthens Godrej Properties’ foothold in the Sarjapur Road micro-market, one of Bengaluru’s most active residential corridors. The area has strong connectivity to Outer Ring Road, Whitefield, Bellandur, and Electronic City and offers a well-developed social ecosystem that includes schools, hospitals, retail hubs, and corporate offices. These factors continue to attract homebuyers seeking high-quality, well-connected urban homes.
