Brigade Group Signs Rs 2,500 Crore JDA for Luxury Project in East Bengaluru

Brigade Group, one of Bengaluru’s leading real estate developers, has entered into a joint development agreement (JDA) for a premium residential project in East Bengaluru with a gross development value (GDV) of approximately Rs 2,500 crore. The company disclosed the development in a regulatory filing, stating that the project will be spread across nearly 10.75 acres of land and feature a total saleable area of more than 2.5 million square feet.

According to Pavitra Shankar, Managing Director of Brigade Enterprises, the new project underlines the Group’s strategy of focusing on high-quality residential developments in prime Bengaluru micro-markets. She noted that the locality is rapidly evolving into a premium residential hub and expressed confidence that the project will attract a wave of aspirational buyers looking for homes in the city’s high-growth corridors.

The announcement comes on the back of a series of recent strategic moves by the company to strengthen its residential portfolio. In January 2025, Brigade signed a deal to develop a residential land parcel along Whitefield-Hoskote Road, a project with a development potential of about Rs 2,700 crore. Spanning 20 acres, that project is expected to deliver nearly 2.5 million square feet of saleable space, with the land valued at around Rs 630 crore through its subsidiary, Ananthay Properties Private Limited.

Earlier this year, on April 21, the company also entered into another JDA for a plotted development in East Bengaluru, with a GDV of Rs 175 crore. These initiatives highlight Brigade’s aggressive push to expand its presence in Bengaluru’s thriving real estate market while maintaining a strong pipeline of residential offerings.

Currently, Brigade Group has lined up a robust portfolio of upcoming projects with about 12.61 million square feet of residential developments planned across Bengaluru, Chennai, and Hyderabad. The company continues to bank on demand in key urban markets, where rising incomes, evolving lifestyles, and the city’s expanding infrastructure are driving significant interest in premium housing.

With its latest venture, Brigade is poised to further consolidate its leadership in Bengaluru’s residential real estate sector, combining scale with a sharp focus on delivering aspirational living spaces for modern urban buyers.
