Themed Homes: Emerging Trend in Real Estate

Bangalore: In the current real estate market, developers have started to come up with new trends in the concept of houses, from luxury to super-luxury and now it is the time for themed residential projects. As attitude changes, home buyers are no longer restricted to amenities like club-houses, swimming pools or health clubs; their expectations have moved far beyond these amenities. To improve lifestyle, home buyers are now seeking homes with an international standard.

“Swanky lifestyle options like recreational facilities, huge parking space, extensive landscaping and trendy architectural designs are quintessential in ‘modern’ homes. With luxury becoming a necessity and people keen to live life king-size, everyone now likes to dwell in aesthetically designed surroundings. So, innovation and unique offerings are becoming the order of the day,” says Ashok Kumar, Principal & M.D, Cresa Partners, reports Economic Times.

However, the trend is not restricted to ultra-luxury projects anymore. “Global exposure and awareness even among the middle-income group, has forced the developers to come up with new concepts. Themes based on education, nature, health and luxuries, among others, are prominent. In Mumbai, we have Singapore-based architects doing landscaping for over a decade now and it was among the first international practice explored in real estate,” according to Gulam Zia, National Director- Research and Advisory services, Knight Frank India.

According to Architect Ronjeta Gavandi, to fulfill the rising demand of buyers, housing complexes need to include aesthetically-crafted designs. “The conceptualized homes thereby justify the rate the consumer pays for their home,” says Gavandi.
