Most of the times developers offer warranties on fully furnished premium projects where appliances come free with the apartment. If developers provide such facilities at a premium then it is always better to go for a cash discount as it may prove beneficial in the long run. For instance, if you go for cash discount, then you can buy appliances of your choice and sometimes at a lesser price.

However, appliances which developers will provide may not necessarily be energy-efficient, as you have to take care of the bill amount and not the developer. "When an apartment is being bought just as an investment or to rent it, the owner would want the builder to install cheaper appliances. This is because the maintenance cost is minimal if the flat is locked up, or the tenant will pay the charges," according to a Delhi-based real estate expert.

Checklist before you makes a final call:

Most importantly, before buying an apartment, you need to check the construction quality and pattern whether it can support all the modern appliances offered by developers. For example, if the sealing of doors and windows are not proper and you are installing air-conditioned in your whole apartment then you may end up paying hefty electricity bill. Likewise, if you do not install a high power chimney in your kitchen then you have to spend much on cleaning the chimney more often.
