When putting your property for rent

You need to have one good tenancy agreement which will shield your interests. If you are renting your property through PoA, then you need to know the details of the tenant before giving the possession. If possible, you can ask your tenant to get registered with the local police for your own safety. Also, you need to be particular about the lease agreement and renew the agreement on proper time. Keep an eye whether you are receiving rental amount each month. Before handing over the tenancy agreement, it is always better to do your due diligence. Most importantly, judge the tenant before you give the possession as people often allow the tenant if they keen to pay extra cash. So, to keep your property safe, you need to check on the tenant.

NRIs need to be very careful when dealing with real estate sector in India. If you are unfamiliar with the process, it is better to take proper actions to protect the property from illicit possession.

"Things have improved since the implementation of computerization of land records and registration in various states. However, much remains to be done and it is better for individuals to be careful," added Sunder.
