Nisus Finance Invests Rs 115 Crore in Kumar Vibe for Urban Redevelopment Boost

Nisus Finance Services Co Limited, one of India’s foremost structured real estate credit fund managers, has made a significant investment of Rs 115 crore through its Real Estate Special Opportunities Fund-I (RESO-I) into Kumar Vibe Properties Pvt Ltd (KVPPL). KVPPL is a strategic 50:50 joint venture between Kumar Properties and Infrastructure, helmed by Mr. Hitesh Jain, and Vibe Realty, led by Mr. Gopal Sarda.
The investment will fund three high-value projects located in prime urban pocketsKhar West and Goregaon West in Mumbai, and NIBM in Pune. These developments are a mix of luxury residential and mixed-use formats, focused on society redevelopment and premium urban housing. The projects collectively have a projected topline exceeding Rs 1100 crore.
The Mumbai projects are society redevelopment initiatives being executed under Regulation 33(7)(B) of the Development Control and Promotion Regulation (DCPR) 2034.
Together, they hold a development potential of 1.6 lakh square feet of carpet area and a revenue potential of Rs 400 crore. The Pune project, approved under the Unified DCPR applicable across Maharashtra (excluding Mumbai), spans 8 acres and offers 7.5 lakh square feet of carpet area with over 750 residential units. This project alone is expected to generate sales worth more than Rs 700 crore.
According to Nisus Finance, society redevelopment is emerging as the most scalable and sustainable model for urban rejuvenation. With incentives under DCPR 2034 and faster approval cycles, these initiatives align closely with RESO-I’s investment philosophy, which centers on low-risk, execution-ready real estate opportunities in key urban micro-markets.
