HDFC Capital has joined hands with Brigade Enterprises Ltd. and Gruhas PropTech LLP to accelerate innovation in India’s growing proptech sector. As part of this strategic partnership, HDFC Capital has taken a minority stake in Zoiros Projects Pvt. Ltd. and committed Rs 20 crore to the Earth Fund.

The Earth Fund. anchored by Brigade Group and Gruhas supports early-stage startups building technologies that can reshape the built environment. With HDFC Capital coming on board, the fund gains not just capital but a strong strategic partner with deep real estate and financing expertise.

The collaboration aims to identify and scale technology-led solutions that improve how India builds, manages, and sustains its real estate ecosystem. The partners expect this alliance to help startups access developer networks, industry insights, and real-world deployment opportunities.

Nirupa Shankar, GP, Earth Fund, said HDFC Capital’s participation shows that proptech has evolved from “experimentation to essential infrastructure”. She added that combining HDFC Capital’s financing experience with Earth Fund’s startup ecosystem will help founders build high-impact solutions.

Echoing this, Abhijeet Pai, GP, Earth Fund, said the real estate sector is undergoing a major shift driven by AI, changing consumer expectations, and health-focused design. He noted that the partnership strengthens the fund’s ability to support entrepreneurs reimagining housing, infrastructure, and construction.

HDFC Capital’s Vipul Roongta and Manish Agarwal said the alliance aligns with the company’s H@ART platform, launched in 2019 to invest in and mentor startups building efficiency-driven solutions for the built environment.
