However, the appreciation in price is almost 30 percent more in walled townships than in standalone apartments. "The integrated product is a value addition to the already existing apartment culture," said Prashanth Sambargi, partner at brokerage firm Mars Realty.

Only two integrated townships project have launched in Bangalore over the last few years. One project is ‘Prestige Shantiniketan’ introduced by Prestige Estates in Whitefield area that spans over 105-acres of land parcel. And, the second is ‘Brigade Gateway’ spreads over 40-acres of land located in Malleswara-Rajajinagar and combined residential units, commercial office space, mall, hotel, school and hospital. Adding to it, Prestige is now planning to introduce one more township project called ‘Prestige Falcon City’ on Kanakapura Road.  

"Before Shantiniketan and Gateway, Bangalore had no idea of such projects and home buyers didn't have the confidence that such projects would get completed. Now with people staying in these townships and others visiting them, a certain 'wow' factor has set in the minds of buyers,” added Bagaria. Also, this concept is getting well accepted for those who want luxury combined with comfort and convenience.

Some of the upcoming township projects are Brigade Orchards in Devanahalli, Bhartiya City in Hebbal, and Patel Neotown in Electronics City and Sobha City on Thanisandra Main Road near Hebbal are among others.
