Bangalore:  Big cities are following the trend of developing projects more on the outskirts. City suburbs are observing more real estate movements than the Central Business District (CBD) area. The reason behind this emerging trend is because of the increasing growth of IT/ITeS sector and also the availability of space at lesser prices compared to the city centre, reports Nidhi Vashisth, MagicBricks Bureau.

Likewise, Pune peripheries are also witnessing more real estate activities, where developers are coming up with luxury residential projects. Some of the areas include Saswad Area, Warje, NIBM Road, among others.

The mentioned areas of Pune have the benefit of being strategically located on Mumbai-Pune Highway, which is just a 20 minute drive from Hinjewadi IT park and also nearby to Deccan Gymkhana and city centre. Buyers and investors are showing interest in these areas because of trouble-free connectivity and easy access to neighborhood areas.

In Pune suburban areas, the majority of upcoming projects are luxury apartments, which include large carpet area and high-class amenities. The introductory price of the apartments range from 2500 to 4500 per square feet, which depends on the features and specifications it provides. The available housing options would be 1 BHK to 4BHK and the prices may vary from 25 lakh to 60 lakh accordingly. Apart from these, residential plots are also provided for developing farm houses and villas. In Warje region some of the upcoming residential projects are like Aditya Garden City, Popular Prestige, Saarrthi Sinclair, SVS Excellencia and Runwal Meadows.

Saurabh Kaushik, a city-based realtor stated that the capital value of apartments in Warje area has increased 2 to 7 percent over the last 6 months, the demand and sales have also increased noticeably in this region.  He further added that the Warje region is grabbing buyers and investors’ attention, as they can find good deals at affordable prices. Also, the area is gradually developing and is likely to give good return of investment in near future.
