Bangalore: The year 2011 was quite an eventful year throughout. The sluggish economy and decline in share market price aroused tension and gloomy atmosphere among investors.



But, when it comes to investing in property, it is the most secure, safe and usable thing which is likely to bring good returns even during volatile market situation. Property investment is one of the tangible asset that provides stability and good ROI, reports Shubha Ganesh of TNN.



Rent engenders cash flow:



Renting a property fetches good capital amidst inflation.  The better preference to invest in property is on rent, like single-family home, apartment, and retail or office space. Renting property can help you in the long run because over a period of time you get an advantage over two things, firstly the price appreciation of the property increases and secondly rental value also gradually increases benefiting you even during the time of inflation or sluggish real estate market growth.



Property benefits after retirement:



Property is one of the few investments where safety is guaranteed and one real asset. Property can be used in many ways, for instance, if your rental income is good enough and the loan taken is also paid off then you can use the rent as pension plan and if the rental income is unsatisfactory then you can use the alternative option to sell the property and gain cash.



Loans at your doorstep:



If the property cost is more than what you have estimated then you can always go for an option called home loan.  Property is one such investment where home loans are easily accessible.  One important thing to notice is the EMI’s. Ensure that the EMI’s are paid accordingly during the tenure of the loan. The advantage to invest on property is that, if your income is not good enough to repay EMIs then you can redirect the rental income to pay EMIs, if you have any property on rent.

1: Investing in property indeed a best investment but in today's market scenario, buying a property became one dream because of high interest rates and property prices.
