Gujarat Govt Simplifies Property registration process

Bangalore: The government of Gujarat has made a move to regularize land deals by simplifying the procedures of property registration. With this new regulation, the Power of Attorney (POA) holder will face no hassles and can easily register the property in his or her name, as per TOI report.



According to a top state bureaucrat, the move was required as “there is no trace of large number of original land owners, as they may have migrated or have expired,” reports TOI.



Furthermore a Government Resolution (GR) has been issued by the state revenue department, in which it is mentioned that each POA holder having the land ownership, has to submit a copy of POA along with an affidavit copy signed by the original owner on transfer of the ownership to the POA holder, address details both permanent and present of the original owner and an undertaking which states that the POA has not been withdrawn.



“On submission of the documents, the POA holder will have to provide the photograph, the biometric details (fingerprints), and the ownership documents. Once this is done, the sub-registrar will send a notice to the original owner to confirm if the POA is genuine. In case, no objection is received within a month, the POA holder will be automatically registered with the government as the current occupant of the land”, the GR, signed up by HJ Shah, additional secretary, revenue, said, reports TOI.



Sources say that this GR will prove beneficial to the Gujarat government’s effort of computerization of land deals, as the GR will provide a comprehensive data of biometric details of land owners.



A senior official, on this note stated that “As many as 40 per cent of all land deals have taken place on the basis of POA. He further added that, “How to charge impact fee to regularize the illegal structure on a plot owned by a POA holder was something that seemed difficult to implement. The latest GR would be helpful. It requires just a month’s notice to the original owner to raise objections, if any. If no objection is received, the POA holder will be considered the latest owner.” Reports TOI.
