Redevelopment of Lutyens' Bungalow Zone After 75 Years

Government are planning to use the primary land more efficiently by slicing the expanded land occupied by bureaucrats, judges and senior politicians into smaller lands where they can construct more bungalows. The reason behind this move is that the age of the government owned bungalows in LBZ are more than 75 years and the Central Public Works Department (CPWD) are finding it hard to maintain these properties and some are also in a dilapidated condition.

"This could become the model for the redevelopment of the entire LBZ in the future," the official said. A similar plan for Lodi Estate, another area in New Delhi, is also on the cards.

Private bungalows in the LBZ are more preferred by cash-rich businessmen. A bungalow spans over 2 acres of land are priced between rs400-500 crore and for bungalows that spans over 1-acre of land are around rs150 crore.

Most of the privately owned bungalows in the extended Lutyens’ Zone are in areas like Golf Links, Bengali Market and Sunder Nagar. The government’s plan is to bring equality in the building norms in such places. For instance, there are certain plots in Bengali Market area that include two floors and some plots have only single floor and the owners are restricted to make any changes because the area comes under LBZ.
