How NRIs can protect their property?

To protect property from illegal possession, NRIs (Non-resident Indians) have to have all the requisite documents, which will further prove the legal ownership of the property. To claim right on the property, the owner needs to have documents like title deeds, mutation, property purchase agreement, sale deed, copy of the will (if there is any), phone bills, water bills and electricity bills.

"First and foremost, after acquiring a property (by means of purchase, gift, relinquishment, bequeathment etc.,) you must get all the revenue records mutations done in your favor,” said Lokesh Anjanappa, a Bangalore-based advocate. He further added that “pay all outgoings and liabilities like municipality/panchayath/property tax to the authorities in time."

Besides, you can also check with your neighbours, friends and relatives about the property when you are not around. At-least they can give you an idea whether your property is safe or any kind of changes are going on.
