Enhancement of Ground Coverage for Residential Areas in Delhi

New Delhi : Urban Development Minister, M Venkaiah Naidu has hiked the Ground coverage and Floor Area Ratio (FAR) from the present 150 percent to 200 percent in New Delhi for all new constructions measured 750 sq m to 1000 sq m, saying that the most recent approach will let more built up area on bigger land parcels. This implies that the builder can build an added minimum 4000 sq ft.FAR is the proportion of building’s total floor area to the size of the piece of the land upon which it is built. This latest approach is likely to help developers and plot owners, mainly those who develop hold large chunk of land for development in Delhi.

As per the Urban Development Ministry, FAR has been boosted from 120 percent to 200 percent for plots sized 1000 sq m and above, whereas the ground Coverage for plots of 1000 sq m and above has continued at 50 percent and it has been raised from 40 percent to 50 percent of plots sized 1000 sq m and above.On Monday, Nov 24, M. Venkaiah Naidu, the Urban development minister had sanctioned the proposal of DDA (Delhi Development Authority) in this regard.

The Delhi Development Authority had produced the proposal to Urban Development Ministry after receiving an approval from its governing body and inviting protests and feedbacks from the public. “Delhi Government has been trying to open up licenses for private advancement in the state, as many developments are coming out after this FAR proposal” Arun Aggarwal, Vice president of institutional research, Religare Capital Markers said.

 “This hike in FAR will help developers who hold a large chunk of land as they will achieve additional development space. In addition, this will help in matching demand and supply gap in Delhi, despite the fact that we are holding up for clarification on the number of dwelling units and height and change in density”, President Rohit Raj Modi and Director Ashiana Group said.

Anuj Puri –JLL India, Chairman and country Head said “the increase in FAR will make apartments/flats bigger with the same size and there will be no change in density norms “.
