Bangalore: Lately, slow uptakes of luxury homes have made developers shift their focus into smaller-sized apartments in India. But, still developers in Mumbai are coming up with their super-luxury projects coupled with amenities like golf courses and other sports facilities. Such amenities can be built on large piece of land and Mumbai developers are coping up with the situation to attract rich buyers.

The transformation of landscape is one of the significant changes the financial capital is witnessing over the years. This means, cities have started expanding its limits and areas which were once categorized under suburbs have now become prime areas receiving maximum demand.

However, Delhi-NCR and South Indian cities have no golf-course incorporated real estate communities because of unavailability of land parcel and excessive land prices, reports Kailash Babar of Economic Times.

Over the years, the shift in lifestyle has been observed among buyers and choosing conventional buildings over luxury apartments is one of the examples that help them to boost lifestyle. Considering the fact, developers are also trying different strategies to sell their projects as they also launch projects for a selective group of buyers who seek world-class amenities and luxury stay over prices.

"Exposure to international home concepts among many of India's well travelled property buyers is raising the bar on differentiation in residential projects here as well. Lifestyle aspirations have risen, and there's a lot of demand for theme housing projects," said Santhosh Kumar, CEO - operations, Jones Lang LaSalle India. "Sports, in general, and golf, in particular, are a recurring concept among India's more affluent home buyers," added Kumar.
