India has secured its place among the top 10 global cross-border investment destinations for land and development sites, according to a recent report by Colliers. The country ranked seventh globally, reaffirming its growing stature in the global real estate investment landscape.
Driven by strong economic fundamentals, a maturing real estate ecosystem, and progressive policy measures, India is fast emerging as a key investment hub in the Asia-Pacific region. The report highlights how sustained infrastructure development and investor-friendly policies are creating a fertile ground for global and regional capital inflows.
“Institutional investments in Indian real estate stood at a robust $1.3 billion in Q1 2025, reflecting a 31% year-on-year increase. This underscores the sector’s resilience and rising investor confidence”, said Badal Yagnik, CEO, Colliers India. He added that land and development assets are attracting significant interest, supported by a maturing market and an expanding set of investment avenues.
Foreign investors accounted for nearly 40% of institutional inflows during Q1 2025, reaffirming long-term global confidence in India’s real estate sector. While Japan and Australia topped the charts for standing assets, India’s strength in land and development categories continues to grow.
The report also notes a rising trend in foreign capital being channelled into the residential segment, alongside emerging sectors such as life sciences and data centres. This shift indicates a broadening investor appetite and a diversification of portfolios.

Vimal Nadar, National Director & Head of Research at Colliers India, said, “This diversification signals a maturing market where foreign capital is increasingly aligning with India’s evolving real estate landscape”. He added that consecutive repo rate cuts have brought the benchmark lending rate down to 5.5%, the lowest in three years, further boosting investment sentiment.
The commercial, industrial, and warehousing sectors are also poised for growth, driven by strong demand fundamentals, robust supply pipelines, and the expansion of development platforms and alternative investment structures.
With global investor participation deepening across various segments, India’s real estate sector appears set for a new phase of sustained capital inflow and strategic development.
