OpenAI, the U.S.-based developer of ChatGPT, has officially established its first office in India, selecting Delhi as its base. The company has leased a 50-seater workspace through premium flexible office provider CorporatEdge, according to reports.

This marks OpenAI’s first physical presence in the country, following CEO Sam Altman’s announcement in August about expanding operations to India. Interestingly, the company specifically opted for a Delhi address, bypassing nearby corporate hubs like Gurugram and Noida.

Sources familiar with the deal said the move highlights the growing importance of AI-driven companies in shaping India’s commercial real estate market. Many of these firms prefer managed or flexible office spaces over traditional long-term leases, signaling a shift in workplace trends.

OpenAI and CorporatEdge have not commented on the transaction. However, Altman previously praised India’s rapid AI adoption, noting that ChatGPT users in India grew fourfold in the past year. “We’re excited to invest much more in India”, he said during a visit earlier this year.

The deal also reflects the broader expansion of India’s flex workspace sector, which is expected to reach 125 million square feet by 2027, up from 80 million square feet in 2024, according to CBRE. The Delhi-NCR region is projected to lead this growth.

Meanwhile, credit agency ICRA reported that large enterprises now account for 55–60% of demand for flexible office setups, underscoring the increasing role of global tech players like OpenAI in reshaping India’s workplace ecosystem.
