HDFC Capital & Hero Realty Launch Rs 1,000 Crore Mid-Income Housing Platform

HDFC Capital Advisors, the real estate private equity arm of HDFC Group, has teamed up with Hero Realty to set up Rs 1,000 crore investment platform for developing housing projects across India’s Tier 1 and Tier 2 cities. The partnership targets the growing demand for mid-income housing in towns and satellite cities that serve as employment and infrastructure hubs.
Founded in 2006, Hero Realty has delivered over 8.4 million sq. ft. of residential developments and 200 acres of industrial parks. The company currently has five ongoing projects covering 6.4 million sq. ft., with an additional 8 million sq. ft. in the pipeline.

HDFC Capital manages four category II alternative investment funds, creating a $4.5 billion platform for affordable and mid-income housing projects across India. Recent investments by the firm include Provident Housing (Rs 1,150 crore), Eldeco Group (Rs 1,500 crore), Total Environment (Rs 1,300 crore), Runwal Enterprises (Rs 1,150 crore), and Kalpataru (Rs 1,450 crore), reflecting a strong commitment to expanding housing infrastructure in emerging cities.
This partnership is expected to fast-track development and meet the growing housing needs of India’s mid-income population, reinforcing HDFC Capital’s leadership in real estate investment and Hero Realty’s delivery expertise.
