Bangalore : The concept of integrated townships has gained tremendous popularity in a short time and is witnessing a surge in demand with the rising level of affluence of the people. These townships, apart from providing posh residential apartments , also make provision for a wide number of recreational facilities such as jogging tracks, golf courses, gymnasiums and shopping malls along with more basic amenities like schools and hospitals to make life more convenient and luxurious for the residents. Integrated townships have been drawing large customers in Noida, Greater Noida and the Yamuna Expressway. They have also contributed a great deal to the real estate market in the cities of Gurgaon, Mumbai and Bangalore. They are also gaining prominence in Tier II cities where the developers have been building projects with the requisite social and physical infrastructure. However, as the land in the central areas of the existing cities has already been used up, developers have been moving to the peripheries of the towns to construct residential projects. Townships have come up in abundance in the NCR region and have come to embody everything that a family might need. Schools, shopping malls, entertainment centres, hotels, hospitals, gymnasiums, libraries, health spa- all are made available under one roof. Townships are usually developed by the private sector. They are designed impeccably from the scratch, thus, the quality of infrastructure in these houses is more often than not state-of-the-art and civic amenities like water pipes, drainage, electric supply, sewage treatment and disposal, water conservation, water harvesting, internal roads, lights, security, elevators etc are of a superior quality. Home buyers and investors stand to benefit greatly due to the low cost of acquisition of many integrated townships. The reason behind this is that most of these townships are located in distant suburbs or semi developed areas where land prices are significantly lower than those prevailing in more central areas and commercial hubs. It would not be unfair to expect that integrated townships be granted infrastructural status as integrated townships work towards creating affordable housing while at the same time contributing to infrastructural development. Thus they provide dual benefits simultaneously. Granting infrastructural status to these projects will allow them to gain cheaper and more reliable sources of funds and will also provide tax benefits to the developers of these projects. This, in turn, will make this model of development even more attractive to them. Integrated townships are set to attract more and more investors and end users in the future as they not only allow the residents to meet their day-to-day requirements easily but also provide lifestyle amenities for quality living. They provide a wonderful choice to those families who aspire for attractive, affordable and convenient housing but cannot afford to invest in more central areas of the city.
