This is the time when they try to deceive and manipulate innocent buyers, but not anymore! Below are some of the facts and sales pitches that will help you to avoid being deceived from agents and salesmen.

Real estate prices never go down

This is the first statement you would hear from every agent. For the record, Real estate, like other asset classes, face ups and downs. But they are stable enough, like say, stocks or gold. There are instances where Property prices remained stagnant for more than 1-2 years and some areas have actually seen a crash in prices.

This area will be on Demand later

Purchasing a house in the outskirts of city may be cheap but you will have to face plethora of problems. For instance, long commutes to office, children's school, weekend shopping, social visits, etc. So be careful and don’t get betrayed just because the property is cheap. There is no guarantee for the scope of rent a property will fetch in the future.

Affordable Place

Most of the buyers are deceived by the ads they see on newspaper and through other sources. These ads say a new project has 2-BHK flats priced at 42 lakh each, when the on-going price of the area is 50 lakh. If this not a steal, then what is?

Important thing to notice, the price of the property might be same as given in the Ads, but size of the flat also matters. A recent report by Jones Lang LaSalle, a property consultant, reveals that the average apartment size has come down in top metros in the country, according to Economic Times.

These Rates will be corrected

This is most common trick used by almost every builder to tempt buyers. If you ask them you need time to think on it, they try to manipulate and say the property is almost sold out and prices will soon be revised upwards.
