Walled Townships: Changing Landscape of Realty

Bangalore: In the era of manifold developments, walled township or integrated township concept is the new exhortation Bangalore developers are focusing on. Bangalore has been witnessing innovative ideas incorporated by developers but the city’s real estate scenario is perhaps going to take a shift with the increasing interest in integrated townships, which is often known as city-within-a-city concept as well, reports Shilpa Phadnis and Anshul Dhamija of TNN.

The vibrant nature of Bangalore real estate market is allowing developers to create integrated township projects. "These townships allow individuals to walk to work shop and access social infrastructure in a controlled and secure environment," according to Karun Varma, MD for Bangalore & Kochi in real estate consultancy Jones Lang LaSalle.

In such kind of townships 90 percent of people’s requirements would be fulfilled as these townships include residential space coupled with amenities like restaurant, school, parks, clubs, retail facilities, hospitals and commercial office space. That means home buyers do not have to step out much to meet their daily requirements, said Amit Bagaria, Chairman of Asipac.

Generally, integrated or walled township projects spans over 30-100 acres of land. Also, developers are including residential options from ultra-luxury to luxury to affordable, noticing on the current real estate market. Besides, developers are quoting prices that range from rs27 lakh to rs2 crore for apartments in these township projects.

Apartments under premium segment is likely to get a push with the emergence of more number of integrated township projects where home buyers can avail maximum of their needs under one roof.
