This is the time and age where there has been a persistent demand for smaller homes. The senior citizens have been choosing security over comfort due to the persistent attacks on elderly couples staying alone. Further, the younger people who have migrated to the bigger cities do not carry much baggage and are hence content with single bedroom houses. The escalating purchase rates along with the rentals have also been instrumental in maintaining a consistent demand for one BHK flats. Gurgaon is one of those locations where there is a pressing demand for residential flats. This is because of the rising population of this satellite town. Gurgaon is home to a large number of offices and therefore Gurgaon has been accommodating people in great numbers. The working class in Gurgaon is always on the lookout for smaller homes that serves their needs. The one BHK flats seem just right to meet their requirements. Keeping in line with the growing demand for smaller apartments, more number of builders has been pitching in with 1 BHK projects. The need for quality rather than space seems to be the driving for all those seeking accommodation. Therefore, the gated communities and the high-ended residential complexes have been coming forth with 1 BHK apartments. The amenities that are being made for the one BHK flats by the developers are not always comparable to the bigger accommodation. However, the jobs of today are highly mobile where people are in a stage of transition at all times. Therefore, the purchase of a larger accommodation is not on the agenda since they are not aware how long their job will require them to stay in a given place. It is also preferable to have an accommodation that offers greater connectivity to the place of work. The people of Gurgaon would also prefer to be in a location that reduces the travel time. It is therefore seen that the areas that lie along the M.G. Road and near the NH4 have some of the best possible connectivity to the national capital. The properties in these areas have been in persistent demand and therefore it is seen that the larger accommodations are out of reach of the salaried class. They are thus looking forward to the smaller accommodation that fall within their budget. The new properties that have been coming up in the upper market areas of Gurgaon are primarily the 1 BHK apartments. The ever increasing per square foot area in Gurgaon has also been responsible for the larger volume of construction of 1 BHK flats. Reputed builders like DLF, Unitech and many others who had always involved themselves in the construction of larger flats, villas and penthouses have been turning their attention to the smaller flats. When amenities take precedence over the choice of accommodation, when the limited budget does not permit the purchase the larger homes with all the possible amenities, the one BHK flats come to the rescue. Smaller families with smaller houses appear to be the norm of the day!
