Developers Target Mumbai Suburbs to Enhance Lifestyle

Bangalore: Developers are looking forward to enhance lifestyles in Mumbai suburban areas, which are flourishing in residential sector. For example, suburban areas of the city like Bhandup, Ghatkopar, Kanjur Marg, Mahim, Matunga, and Vikhroli, which comprises of both old and new style buildings. These areas were traditionally tagged as middle class localities as majority of structures here were old style buildings but developers now are targeting these areas by launching integrated townships with premium amenities as they foresee good opportunities here, reports Namrata Kohli, MagicBricks Bureau.

The developers have changed the lifestyle of these areas by implementing add-on facilities like greenery, sports and enhanced security. However, the existing buildings of these areas are basic in nature and the new buildings which are launched by private developers; include lifestyle amenities and value-added features.

Anand of A1 Estate and Interiors cited that “There is no standard rental rate in most of these suburbs. It entirely depends on the type of building and lifestyle amenities of the building. For instance, the rental for a 3BHK could range from rs25,000 to rs1.5 lakh per month based on the number of storey’s the building has, and amenities it offers. There are 3 and 7 storey buildings which are old and they are simple structures with no extra amenities and rental is about rs50,000 per month, while there are some 20 storey well-maintained buildings that have good features. They command nothing less than rs1 lakh per month,” reports MagicBricks.

The changes in lifestyle pattern started with the consumers demanding developers to include more facilities like club houses and swimming pools, inside the residential complexes to enhance lifestyle within these complexes. Moreover, the additional amenities are not just confined outside the house but also in-house in the form of modern bathroom fittings with Jacuzzi facility and central air-conditioning.

For example, Rustomjee's La Sonrisa, a residential project that contains 2 and 3 BHK apartments are offering premium features like Italian marble flooring in living room, contemporary bathroom fittings, storage type water heater, granite door frames amongst others.

To enhance the existing lifestyle, developers are coming up with projects which deliver lifestyle amenities as well as add-on features in most of the apartments, which has become a trend in today’s date.
